Are For Sale signs permitted? 

Yes. One for sale sign may be installed on the boulevard. No signs are to be installed anywhere on the interior of Wheat Lane.

 

Are realtor lock boxes permitted? 

Yes.

 

Are there any pet restrictions? 

No aggressive or threatening breeds are permitted. Pets may not be kept on the common elements, including porches/balconies/ terraces, and must be with the owner and always leashed. Pets must not be a nuisance or cause irritation to other Owners. A maximum of two (2) dogs or two (2) cats are permitted per unit. Please refer to Article 13 of the Declaration for further details.

 

Are there any occupancy restrictions? 

No short-term rentals or transient use. No bed and breakfast, inn, lodging house.

No more than two (2) full time or part time students are at post-secondary education institute may occupy a unit.

 

 

Are there any leasing restrictions? 

Leases must be for at least 90 consecutive days or more. Owners must notify the Corporation of the names and contact information of the tenants. A Lease Summary must be provided.  It is the owner’s responsibility to ensure tenants comply with Corporation’s Declaration, Bylaws, Rules, and Policies.

 

What are the parking rules for residents? 

There is one (1) assigned exclusive use parking space per unit. All residents are expected to know and park only in their space. There are NO additional parking spaces for rent or lease. If a unit has more than one vehicle, they must plan to have the additional vehicle permanently parked off the condominium property. Owners/ Tenants are not permitted to park in Visitors.

 

What are the parking rules for visitors? 

Only bona-fied Visitors are permitted to park in Visitor parking.

Visitor parking is strictly enforced. Each unit is provided with a unique parking code that is used to register a visitor's vehicle each night that they are using a visitor parking space. Vehicles may park in visitor parking for a maximum of three (3) consecutive nights.   

 

Are there restrictions regarding changes to the common elements? 

All changes to common elements must be approved by the Board of Directors prior to any work commencing. The unit must have participated in the Indemnity Agreement. 

 

Is there sub-metering of utilities? 

No

 

Are there any unusual maintenance items? 

No

 

Are there any bulk utilities included in the common expenses? 

No

 

Is there private waste pickup? 

Moloks are provided for household garbage, cardboard, and organics (compost). Residents must sort their waste into the appropriate molok.  Large and bulky items are not collected and are not to be disposed of on site.    

 

Are there any amenities? 

Bicycle Lockers are available for use by contacting Property Management.  

 

Are there any smoking or cannabis restrictions?

The smoking of cannabis/ vaping or other similar substance is prohibited anywhere on the Condominium plan, including residential units, common elements and exclusive use areas.

No person shall smoke or hold lighted tobacco or any other burning or smoldering substance in the common elements or exclusive use area (porches/balconies/terraces) and must be 3 meters away from any building on the Condominium plan.  

 

Is there any other important information to know? 

Barbeques are not permitted anywhere on site.

No storage of tires or other items are permitted on the porches/ balconies/terraces.

Satellite dishes are not permitted.  

Window air conditioning units are not permitted.  

Window coverings must be white or off-white.  

Permission from the board is required when making any changes to flooring, structural, or electrical, or when creating a bedroom space in any area that was not originally designated as a bedroom.

Smoke detectors and life safety systems are the unit owner’s responsibility to replace and maintain.
